What's included?
Everything on the services list above — tenant screening, marketing, showings, lease prep, rent collection, maintenance coordination, inspections, monthly and annual financial reporting, lease renewals, and LTB support. Owner reporting and rent reviews are not add-ons; they're part of the engagement.
What's not included?
Direct costs paid to third parties — the actual cost of repairs and trades, capital improvements, insurance premiums, mortgage payments, property taxes, condo fees, and any LTB filing fees. I never mark these up; they're billed to you at cost.
What do I pay if my unit is vacant?
My management work is aligned with rent that's actually being collected. We'll talk through exactly how that works for your property on the call — the goal is that you're never paying for management on an empty unit.
How is pricing determined?
It depends on the property's size, condition, neighbourhood, and the level of service you need. The fastest way to a real number is a free rental analysis — takes about 15 minutes and you'll have a quote you can compare.

Note: under Ontario's Residential Tenancies Act (s.134), application, screening, and administration fees charged to tenants are illegal. I never charge them — to your tenants or to you.
